This pre-Civil War landmarked building sits on the gateway to Union Square within the Ladies’ Mile Historic District in one of the busiest and most desirable retail corridors in New York City.
KOHN ARCHITECTURE changed the Certificate of Occupancy. The entire interior was removed and replaced with new concrete and steel Class 1 fireproof construction. Only the four exterior brick walls were left remaining. All systems were replaced—structural, mechanical, plumbing, sprinkler, and electric. There was only deteriorated remnants of the historical fabric of the original two-level storefront façade. KOHN ARCHITECTURE took castings from these bits and pieces and re-created an entirely new sensitively designed historical façade by referencing archival photos and historical records. The building now houses a retail store, Yoga Studio – assembly occupancy, and two residential loft apartments.
