This pre-Civil War landmarked building sits on the gateway to Union Square. It is also within the Ladies’ Mile Historic District in one of the busiest and most desirable retail places in New York City.
KOHN ARCHITECTURE provided the Certificate of Occupancy for this building. In doing so, the entire interior was removed and replaced with new concrete and steel Class 1 fireproof construction. Afterwards, only the four exterior brick walls were remaining. All systems were replaced—structural, mechanical, plumbing, sprinkler, and electric. There was only remnants of the historical fabric of the original two-level storefront façade. KOHN ARCHITECTURE also designed a new facade for this building By doing so, we took castings from these bits and pieces and re-created the façade by referencing archival photos and historical records. The building now houses a retail store, Yoga Studio – assembly occupancy, and two residential loft apartments.
